Law firm Morgan Lewis will relocate from its longtime office inside of San Francisco’s One Market Center, along the Embarcadero, to the 48-story Transamerica Pyramid early next year.

S.F. law firm leaving longtime office for space in Transamerica Pyramid

The firm issued a joint news release Thursday with the Pyramid’s owner, New York luxury real estate developer Michael Shvo, confirming it has signed a new lease to occupy 123,000 square feet of office space across seven floors at 600 Montgomery St. The news follows a report by the Chronicle on the pending deal.
The finalized deal means Morgan Lewis will be leaving behind a 150,000-square-foot office that it has occupied at One Market, a 1.6 million-square-foot complex of three buildings along the Embarcadero, for two decades. The move is expected to take place in the first quarter of 2026.
“We are excited to be relocating to this iconic building in San Francisco,” said Brent Hawkins, a managing partner of the law firm’s San Francisco office, who added that its new space at the Pyramid “reflects and enhances our collaborative and innovative culture and will provide an inspiring environment for our team.”
Shvo hard-launched his $1 billion “remastering” of the half-century-old Pyramid — which included the 2020 purchase of the building by Shvo and his partners for $650 million — in September. The massive renovation effort, envisioned by Lord Norman Foster and his design firm Foster + Partners, involved adding tenant-exclusive amenities like a top-floor sky bar and lounge and a wellness center, as well as the revitalization of the Redwood Park at the Pyramid’s base. Shvo and his team also added three new dining concepts by acclaimed Miami chef Brad Kilgore.
One of the concepts is Cafe Sebastian, an all-day bistro that opened at 545 Sansome St. in November. The Transamerica Pyramid Center spans an entire block between Washington, Clay, Montgomery and Sansome streets, and in addition to the Pyramid includes two smaller buildings. MadLab Kakigori, a spinoff of Kilgore’s Miami gelato shop, also launched in that building late last year, and Japanese-Italian fusion fine dining restaurant Ama is expected to open its doors there in the coming months.
Shvo celebrated the addition of Morgan Lewis, which he described as “one of the world’s most respected law firms, to the Pyramid.
“The extensive investment to remaster this global icon has been a catalyst for the resurgence of downtown San Francisco and reflects our deep commitment to the city’s success,” he said.
Shvo is reportedly in the midst of luring another high-profile office tenant to the Pyramid: cryptocurrency investment firm Paradigm. The Chronicle reported last month ongoing negotiations with the firm for an approximately 40,000-square-foot office in the tower, which Shvo has yet to confirm.
