Michael Shvo is the founder, Chairman and CEO of SHVO, a New York City based real estate firm focused on the development of unique and innovative luxury properties. As a developer, Mr. Shvo uses his diverse background in real estate, from brokerage to marketing and sales, to lead his firm in creating one-of-a-kind projects at some of the most sought-after addresses in the world.

Mr. Shvo started his career as a real estate broker 20 years ago in New York City and quickly rose to prominence as one of America’s top producers. He founded SHVO in 2004, where he earned a reputation for groundbreaking residential lifestyle concepts and an innovative sales and marketing process inspired by some of the world’s leading luxury brands. During this time, Mr. Shvo collaborated with world-renowned architects, designers, and fashion brands including Herzog & de Meuron, Philippe Starck, Denniston, Gwathmey Siegel, and Piero Lissoni. These concepts continue to be emulated throughout the world.

Over the course of his career, Mr. Shvo has transformed residential real estate development with his unparalleled commitment to creating extreme value through aspirational experiences. These experiences are created with thoughtful coalescence of design, lifestyle, and innovation, paired with impeccable finishes unique to each project and its intended purchaser. This vision was first realized at 20 Pine Street in New York City, where Mr. Shvo engaged fashion house Armani Casa to design the interiors — a first in the industry, giving consumers an exclusive connection between a fashion brand and a residential real estate property.

Today, Mr. Shvo leads his development firm’s vast portfolio of more than $4 billion with a hand in investment strategy, site selection, design, conceptualization, and developing projects at the forefront of urban architecture. Jessica Schmidt

Jessica Schmidt CFO

Ms. Schmidt brings 18 years of experience that span finance, operations, and human resources in the construction, development, hospitality, and property management industries. SHVO relies on Ms. Schmidt to administer and implement processes and improvements across the company and to oversee finance, accounting, IT, human resources, and the general operations of the company. Her skillset is utilized during all lifecycles of the projects and she works directly with each of the department heads and with the CEO to further the strategic goals of the company.

Ms. Schmidt earned a Bachelor’s Degree from University of Maryland University College.

Garland deGraffenried Managing Director | Development

Mr. deGraffenried started his development career in 2010 with Alloy, a vertically integrated real estate company, where he lead the design, planning, and project management of several luxury residential buildings in Brooklyn. Subsequently, Garland joined Toll Brothers where he became Director of Development, overseeing the New York City portfolio including 121 East 22nd Street designed by Rem Koolhaas’ OMA. Most recently, he was Vice President at DDG leading design driven residential developments in New York City and Miami. Garland has showcased a refined understanding for design excellence with the ability to execute throughout his portfolio of work.

Garland earned his Bachelor of Architecture degree from Syracuse University and is a licensed Architect. He teaches in Fordham University’s real estate program and is board president of a nonprofit organization that supports students in need within the design industry.

Seth Goldman

Seth Goldman Managing Director | Development

Over the course of his nearly 20 year career, Mr. Goldman has managed over $2 billion in real estate development projects in the New York City and Miami Beach metropolitan markets. Mr. Goldman’s expertise in real estate development, finance, construction, and risk management makes it possible to execute unique and dynamic projects. Some of his notable successfully completed ground-up developments are Palazzo della Luna and Palazzo del Sol in Fisher Island, FL and 45 East 22nd Street in New York, where he was responsible for obtaining all approvals and acquisition financing leading up to demolition.

Mr. Goldman earned a Master’s Degree from New York University.


Throughout his 14 year career, Mr. Gullixson has overseen the development of more than 2 million square feet of commercial and residential real estate with an aggregate value in excess of $2 billion. John started his career at Toll Brothers City Living, where he managed the design, construction, sales and marketing of condominium and hotel projects in New York City and California. Notable projects include Pierhouse Condominium and 1 Hotel in Brooklyn Bridge Park, and 205 Water in DUMBO, Brooklyn, which was named the 2012 Brooklyn Multi-Family Building of the Year. Prior to joining SHVO, John was the Vice President of Development for Sydell Group, a creator and manager of unique hotels deeply rooted in their location and architecture. While at Sydell, John managed the design and construction of the award-winning Freehand LA, NoMad LA and the LINE Austin.

Mr. Gullixson earned a Bachelor’s Degree from the University of California at San Diego, followed by a Law Degree from Seton Hall.

Nadia Meratla Managing Director | Design & Development

Ms. Meratla reinforces quality design & development from acquisition to execution, optimizing maximum development value. Encompassing strategic design and development direction, Ms. Meratla’s work within the company emphasizes the fundamental core value of design in the SHVO portfolio. At SHVO, Design & Development navigates predevelopment logistics, integrates tailored market intelligence, calibrates unit mixes, and supports profound detail review to secure a rigorous vision. Ms. Meratla has cultivated exceptional experience on predominantly large-scale, mixed-use developments by renowned international designers. Selected works include: 9900 Wilshire Boulevard, 6AM Los Angeles, The XI, The Belnord, Baccarat Hotel and Residences, 15 Hudson Yards, and The Greenwich Lane. Previously, Ms. Meratla accumulated over 15 years in New York at Corcoran Sunshine Marketing Group, Douglas Elliman Development Marketing, and Gluckman Tang Architects.

Ms. Meratla earned a Master’s Degree from McGill University.

Brian Gorman Executive Director | Marketing

Since 2006, Mr. Gorman has been part of SHVO’s executive team and has played a critical role in its expansion over the past decade. As a creative marketer, Mr. Gorman oversees the company's wide range of marketing efforts including project programing, branding, high impact brand collaborations, and corporate strategy. Mr. Gorman's diverse background includes hospitality, architecture, and branding, working with premier property owners and developers including Vornado Realty Trust, RXR, and Filament Hospitality.

Mr. Gorman earned a degree from the University of New Hampshire.


Seren Shvo Executive Director | Communications

With more than 20 years of professional experience within the entertainment industry, Mrs. Shvo integrates both her front-of and behind camera work on commercials, radio, film, and publishing to select the best teams and proper media outlets and timeline efficiencies for SHVO's diverse project portfolio. In her native Turkey, Mrs. Shvo worked for PR guru Betul Mardin, where she managed major accounts such as Citibank, as well as Fortune 500 companies HSBC and Honda. Since 2013, Mrs. Shvo has overseen all aspects of the company’s corporate communications, corporate and project media relations, and is proactive in implementing general brand-positioning strategies via communication platforms.

Mrs. Shvo earned a degree from Istanbul Technical University.

Eli Harris Vice President | Finance

Over the course of his 20-year career, Mr. Harris has developed a diverse background in construction, real estate, wholesale, and public accounting. Mr. Harris brings a demonstrated ability to impact financial management and cost structures, as well as streamlining and maximizing all aspects of business operations. Mr. Harris manages debt and equity related activities, negotiates loans, oversees cashflows, as well as creates and maintains budgets.

Mr. Harris earned a Master’s Degree from New York University.



An 18-year real estate construction veteran, Mr. Wolfson’s skills include owner representation, project scheduling, budgeting, and value engineering. Mr. Wolfson has managed and overseen multiple large-scale hotel, residential, and office projects in the New York metropolitan area, as well as other East Coast assets. In addition to his experience at Skanska and Turner Construction, Mr. Wolfson’s previous projects include overseeing agreements with designers, contractors, consultants on behalf of the Port Authority of New York & New Jersey (PANYNJ) on the $15+ billion World Trade Center Redevelopment of 1WTC, 4WTC, the 9-11 Memorial, the Transit HUB & VSC.

Mr. Wolfson earned a Master's Degree from New York University.

Ryan Feury Vice President of Construction | Development

Mr. Feury brings a dynamic construction background to SHVO, working on various scales of hotels, condominiums, and townhomes. With a focus on luxury developments, Mr. Feury has experience overseeing project schedules and budgets, performing design review analyses, and managing contractors, throughout all stages of development. Prior to joining SHVO, Mr. Feury was a Construction Executive at Toll Brothers, working on notable projects including 91 Leonard Street, 100 Barrow Street, and 1 Hotel Brooklyn Bridge Park.
